What Happens During Your Inspection
Your inspection with Golden Inspection Services is built around one core idea: you should leave knowing more than when you arrived. I encourage buyers to attend and walk alongside me during the process. I take time to point things out in real time, narrate what I am looking at, and explain what it means for you as the buyer.
I conduct every inspection following InterNACHI’s Standards of Practice, which means I cover all of the major systems and components of the property in a thorough, consistent way. I am straightforward about what I find, and I do not bury the important stuff under a pile of technical language. If something needs your attention, you will know about it, understand it, and know what to do about it.
After Your Inspection
When we finish walking through the property together, I will take time to give you a verbal summary of my overall findings before you leave the site. I will flag anything that needs prompt attention and point out items worth monitoring down the road. Then, your full Spectora report will arrive within 24 hours, giving you a well-organized, photo-supported document to share with your agent and reference at any point.
I do not disappear once the report is delivered. If you have questions afterward, reach out! I am happy to walk through anything that is unclear and help you feel confident going into negotiations and beyond.
